We had a very special closing recently. Dear friends of ours purchased a home right near ours in Suncadia. Same neighborhood, close enough that the kids can walk between houses.

And sitting with that for a moment, I want to talk about why people actually buy second homes — because I think it's worth saying out loud.

It's Not Really About Investment Returns

When someone asks me about buying a vacation home from a pure investment standpoint, I'm honest: it can pencil, but that's rarely the whole story. The people I've helped buy second homes are mostly not doing it for the yield.

They're doing it for the memories. For the version of family life that only exists when you're somewhere else. For the thing their kids will reference for the rest of their lives when they talk about growing up.

The Decision Process

When I work with clients on a second home purchase, the conversation is different from a primary residence. It's more emotional. The process usually looks something like this: you start with everywhere in the world, then narrow to the region, then narrow to the specific community or area. Do you want water? Mountains? Both? Do you want to drive there in under two hours? Do you want rental income potential or purely personal use?

For Pacific Northwest families based in Seattle or on the Eastside, the typical finalists are places like Suncadia, Lake Chelan, Seabrook on the coast, the San Juan Islands, or even spots in Idaho or Central Oregon. Each has a totally different feel. We can help you think through the comparison.
