START WITH THE BASICS

First impressions are key when selling, so it’s important to put in the time to make sure your home is in top condition. From de-cluttering to repair work and staging, a house that’s in good shape with a welcoming environment will naturally receive more interest from buyers.

As your broker, David can provide you with a custom list of updates and repairs that will make a strong impression on buyers. Windermere Ready will cover up to $50,000 in staging and home preparation, at no upfront cost to you. Since staged homes are proven to sell faster and for higher prices than non-staged homes, the more work you put into your home before you list it, the greater your return on investment will be.

Pricing a home is a mix of art and science. Many considerations go into setting the price, including the condition and location of your home, recent nearby sales and comparable homes that are currently for sale. These will all factor into the Competitive Market Analysis (CMA) that David will provide to help you determine the optimal listing price for your home.

David will create a comprehensive marketing plan in your home, covering print, digital and face-to-face marketing strategies.

From a flyer box in your yard to “Just Listed” postcards and detailed brochures, your home will stand out to neighbors and buyers with eye-catching photography and professional design.

Your digital listing and advertising will feature stunning images, compelling written copy and utilize the power of social media and targeted buyer ads to capture your audience. You home will be listed on the MLS and syndicated across popular home search sites, including Zillow, Trulia and Windermere.com.

Complementing these techniques, David will host Open Houses for fellow brokers and the public to allow potential buyers to experience your property in person. These events are also important for gathering feedback about the listing and making any necessary adjustments.

Like Open Houses, home showings are a necessary part of selling. When your home is on the market it has the potential to be shown at any time, so it's important to maintain a certain level of cleanliness. During home showings, it’s recommended for sellers to leave the property to give potential buyers privacy while viewing your home.

When a buyer is interested in purchasing your home, their real estate agent will write up an offer, which David will present to you. In addition to any legal requirements, the offer specifies things such as the price, earnest money, closing terms, contingencies and other conditions of the purchase. In our competitive seller’s market, it’s likely that you’ll receive multiple offers. David will help you review the offers and decide which one has the best terms for you.

One of David’s most important responsibilities is to be an advocate for you. This includes negotiating on your behalf on things such as the price, repair costs, timelines, contingencies and other factors in order to get the best terms possible for your sale.

The Purchase and Sale Agreement is the legal contract a buyer and seller enter into once the buyer’s offer has been accepted by the seller. It outlines the terms and conditions of the sale and is signed by both parties.

Once the contract is signed, a home inspector is hired to examine the home’s condition, safety and major mechanical systems. If any issues arise from an inspection, you may need to renegotiate some terms of the sale or work with the buyer on certain concessions. No matter what, David will protect your interests and ensure that the sale is a success.

Escrow is essentially an objective third party to the real estate transaction. The escrow agent helps to facilitate the sale by holding important documents and deposits in trust until both parties have met the terms of the sale. At this point in the process, the buyer will agree to pay a percentage of the home’s asking price into an independent account to show you that they’re serious about buying. In return, you’ll agree to take the home off the market. When the sale closes, the buyer’s deposit is put toward the down payment or closing costs.

During this final step of the process, ownership is transferred from you to the buyer, closing costs are paid and a number of documents are signed. After closing is finalized and recorded, the home is sold. Congrats!
