Why Fall Prep Starts in August

The Seattle and Eastside real estate market has distinct seasonal rhythms. Summer tends to be active, particularly July. Then August hits, families take vacations, things slow slightly. And then September arrives and buyers come back from summer with urgency — kids are in school, year-end timelines kick in, and people who need to make a move before the holidays are very motivated.

That window — September and October — is excellent for sellers. But only if you're ready.

And ready doesn't happen overnight.

What "Getting Ready" Actually Involves

Depending on the condition of your home, prep could include any combination of the following:

  • Deep cleaning and decluttering
  • Paint — interior and sometimes exterior
  • Minor repairs from a pre-listing inspection
  • Staging — which might mean renting furniture, moving things out, or repositioning what you have
  • Professional photography and marketing preparation
  • Pricing strategy conversations
