Why Suncadia Is Our Favorite Second Home Market Near Seattle

Suncadia real estate, buy a home Suncadia WA, Suncadia second home Seattle, Snoqualmie Pass vacation home, Suncadia Cle Elum Washington

I could talk about Suncadia all day. We own a house there. We've owned it for five years. And when clients ask me for my honest recommendation on where to buy a second home in the Pacific Northwest, my answer is almost always the same: Suncadia.

Let me tell you why.

What Suncadia Actually Is

Suncadia is a master-planned resort community near Cle Elum, Washington — about an hour and 15 minutes east of Seattle over the pass. It will eventually have around 3,000 homes when fully built out. It's not a subdivision in the traditional sense; it's a full resort ecosystem with golf courses, a spa, restaurants, hiking and mountain biking trails, and a lodge.

The draw for Seattle families is the combination of easy access and genuinely different weather. When it's gray and raining in Seattle — which is often — it's frequently sunny and crisp at Suncadia. You can leave on a Friday afternoon and be there in time for dinner. We've even done one-night trips. Pop up, decompress, come back Sunday, drop the kids at school Monday morning feeling like you actually had a weekend.

What's Happening There in 2026

Suncadia is in the middle of a significant transformation right now. They're building Suncadia Social — essentially a village center with new restaurants, a coffee shop, an outdoor retailer, a grocery store, and a revamped main lodge area. It's going to meaningfully change the daily experience of being there, especially for longer stays.

The Market Right Now

Inventory at Suncadia is higher than it was during the COVID years — which is good news for buyers. You have options. There's new construction available from builders who want to sell. There's resale inventory from owners who've moved or relocated and no longer need a second home in the area. Nothing is cheap, but compared to a few years ago, you have actual negotiating power.

We Know This Market Personally

This isn't a market we just watch from afar. We know the streets, the neighborhoods within the community, the builder quality differences, which lots have the best orientation, and what you should and shouldn't pay for a specific property type.

If you're curious, reach out. We're happy to give you the real picture — good and bad — from people who actually live it.
