Seattle's Flooding Season Is a Wake-Up Call: When Did You Last Check Your Home Insurance?

Seattle has had some genuinely wild weather lately. We're talking an abnormal amount of rainfall over a very short period, which led to flooding and water damage situations across the area that many homeowners were not prepared for.

I want to use that as a teaching moment.

The Insurance Industry Is Not in Great Shape Right Now

I'll be direct: the home insurance industry is going through significant upheaval. Carriers are pulling out of markets, premiums are rising, coverage limits that seemed adequate two years ago don't look the same today. Some of the carriers that are still active are excellent. Others are cutting corners on what they'll actually pay out when something goes wrong.

You want to find out which category your carrier is in before you need to file a claim.

What to Actually Check

Pull out your current policy and look at:

  • Water damage coverage: Is flooding covered? What about water intrusion from heavy rain vs. a burst pipe? These are often treated differently and the distinction matters.
  • Coverage limits: Does your dwelling coverage actually reflect what it would cost to rebuild your home at today's construction costs? Hint: for most Seattle homeowners, those numbers have changed dramatically in the last five years.
  • Deductibles: Know what you'd be on the hook for out of pocket before any coverage kicks in.
