What Is a Final Walkthrough?

A final walkthrough is the buyer's last opportunity to inspect the property before taking possession. It is not a second inspection — it's a condition check. You're confirming that the home is in essentially the same condition as when you made your offer, and that any inspection items the seller agreed to address have actually been addressed.

You're looking for things like:

• All appliances and systems working (run the burners, check the HVAC, run water at every faucet)
• No new damage that wasn't there before (a hole in a wall, broken window, water stain on the ceiling)
• Agreed-upon repairs completed
• Seller belongings removed (unless otherwise negotiated)
• Lawn and landscaping not in dramatically worse shape than at contract

When It Happens

Typically anywhere from 24 hours to a week before closing, depending on scheduling and the complexity of the property. We generally prefer to do them as close to closing as possible — so the home you're seeing is the home you're getting.

If Something Is Wrong

If you find an issue at the walkthrough, you have options. We can request a closing credit, ask for the repair to be completed before closing, or in serious cases, delay closing. The key is that you have to check. You can't renegotiate something you didn't catch.

What to Do If Your Agent Skips This

If your agent is not scheduling a final walkthrough on every transaction, that's a problem. It protects you. It takes an hour. There's no good reason to skip it.
